Virtual renovation

Renovation pictures are where listing visuals most often lie. We will show a new floor, a new cabinet color, or a new facade on the room that exists. We will not move the sink to a wall that has no plumbing and leave the buyer to discover it.

  • TurnaroundTwo business days
  • RushQuoted from the photo
A white kitchen with a marble island, wood base, hex tile backsplash, and a window over the sink.

Included

  • The existing photograph as the base, so perspective stays honest
  • One specified finish per surface
  • A before file and an after file
  • A caption that names what was changed
  • One revision of the finish, not a second design

Not included

  • Relocate plumbing, structure, or stairs
  • Open a wall that has not been opened, unless an engineer or the architect has already said it can go, and the caption says “proposed”
  • Show a luxury appliance package the scope does not include

Who this is for

  • Investors showing a light cosmetic scope

  • Agents writing an offer narrative for a tired kitchen

  • Designers testing a finish in the actual light of the room

How it runs

  1. 01

Send the room and the scope

The photo, and a specific finish: “oak floor, this stain” or “paint the cabinets this green.” Mood boards with twelve kitchens are not a scope.

  2. 02

    We restate the change

The brief lists what changes and what is untouched. You approve that list. That list is what the caption will say.

  3. 03

    Composite on the real photo

New materials follow the existing perspective and the existing light. We do not rebuild the room in 3D unless the scope says so.

  4. 04

    Before, after, caption

Three files. The caption is a sentence, not a slogan: “Cabinets and counters shown are a proposed finish. Layout is existing.”

Questions on this service

Can you show two finishes?

Yes. Each additional finish of the same surface is half the first price, because the masking is already done.

Is this the same as staging?

No. Staging adds furniture. Renovation changes materials that would require construction. The disclosure is stronger because buyers may think the work is done.

Can you renovate an exterior?

Paint, cladding, a front door, and landscaping that is clearly proposed. We do not remove a story or add a garage.
