How a job moves

You know the return time before anyone opens the files for production.

  1. 01

    Send the files

A link is enough. Name images by room. Say what must not change.

  2. 02

    We write the brief back

Count, price, return time, and the list of things we will not touch.

  3. 03

    One editor finishes it

The kitchen and the bath are not handed to two different people.

  4. 04

    Delivery, then one revision

Full-size JPEGs, named as you sent them. Notes come back in one email.

Who sends work

  • Listing photographers

A night desk that returns a set before your next shoot, in your filenames.

  • Agents and brokerages

Weekend listings with a caption when the furniture is not really there.

  • Developers

Sales pictures of a phase that is still a site, labeled for what year the trees are.

  • Architects and designers

A view of the design, or a finish tested in the light of the actual room.

What we will not do to a picture

  • We do not remove cracks, water stains, or sloping floors to hide a defect.
  • We do not add windows, doors, or square footage.
  • Staged furniture is disclosed. A one-line caption goes out with the files.
  • A dusk conversion keeps the real landscaping and a sky that could happen there.
How the desk is run

Notes from the people who send files

  • The crane stayed in the frame, which is what I asked for after I read the first note.

    Nadia K. Listing photographer
  • Empty rooms came back furnished, and the caption was already written.

    Chris M. Broker
  • The floor plan labeled the closet as unconfirmed instead of inventing a door.

    Elena V. Agent
  • The rush set was in before the morning meeting. Filenames were untouched.

Before you send files

The full list
How fast is a normal job?

Stills that arrive on a business day before 2:00 p.m. Pacific are back the next morning. Files that arrive later return the morning after that. A 12-hour rush is available for stills if the files and the brief are in by 6:00 p.m. Pacific. Films, tours, and renderings are scheduled, not rushed overnight.

What should I send?

JPEGs, TIFFs, or RAW files. A long edge of at least 3,000 pixels is enough for listing stills. Name files by room, not by the camera鈥檚 counter. For floor plans, send a sketch, a PDF, or a list of measurements. A shared link is better than a stack of attachments.

Will you hide damage?

No. Cracks, water stains, sloping floors, missing railings, and other conditions of the property stay in the picture. We correct exposure, color, lens distortion, and temporary clutter. We do not correct the house.

Do staged photos need a caption?

Yes. Furniture we add is digital. We send a one-line caption with the files, and we expect it to travel with the listing. Occupied rooms can be restaged, and that is disclosed the same way.

Send the link. We鈥檒l write the brief.

Include the address, the service, and what must stay true. Price and return time come back before production.
